Seeing through walls — with infrared

Thermal imaging cameras don't actually see through walls, but they do see what's happening on the wall surface in extraordinary detail. Water in or behind a building material changes its temperature compared to the dry material around it. A thermal camera reveals those temperature differences instantly, mapping out exactly where moisture is sitting.

 

For locating hidden water leaks, it's one of the most powerful diagnostic tools available — especially for hot water leaks, where the temperature contrast is dramatic.

Where thermal imaging works well

  • Hot water leaks behind walls, under floors, or in ceilings (very strong contrast)

  • Cold water leaks where the building material has had time to chill

  • Slab leaks — both hot and cold water lines embedded in concrete

  • Moisture mapping for insurance documentation

  • Confirming the boundary of damp areas after a known leak

  • Detecting leaks behind tiles where physical access is impossible

Where it has limits

Thermal imaging works on temperature differences. If a cold water leak has been running long enough that the whole wall section is the same temperature as the leaking water, the contrast disappears. We get around this by combining thermal imaging with acoustic equipment and, in tricky cases, pressure testing or tracer gas. Specialists know which combination to reach for in which situation — that's the skill.

Common thermal imaging questions

Q: Does my house need to be empty for thermal imaging?

A: No, you can carry on as normal. We do ask that any appliances generating heat near the area we're checking are turned off for a short period before we image, so we get clean readings.

Q: Can thermal imaging find leaks in the roof?

A: Yes — roof leaks are one of the cases where thermal imaging excels. Water entering through a roof leak cools the surface where it sits and shows clearly on the image.
